Stacked Hearing Headed for Victor
On August 20th at 7PM the Victor Planning and Zoning Commission will hold public hearings for the following applications:
1) LU2026-08 Variance - 222 W Center - Love
This variance request seeks to increase the maximum number of units allowed in a row - along with allowances to build within a riparian buffer. The application ultimately aims to construct 100% deed restricted units.
2) LU2026-06 Annexation - 930 W 7800 S - Valley
Victor is being asked to consider annexing a 2.795 acre parcel from Teton County's AOI. As of now, there are no development plans for the lot.
3) LU2026-07 Rezone - 8235 Baseline and Aspen - Kunz
This rezone would convert 56.04 acres on Victor's outskirts from RS-16 Single Family to RS-7 Single and Two-Family zoning. The request builds upon the previously approved K Ranch subdivision in Teton County; the applicant justifies this ask for increased density due to a protected open space agreement within K Ranch.
However, this upzone would degrade the transitional nature of the current RS-16 zoning, reduce prime farmland in the community, impose road improvement costs on the City of Victor, and infringe on the surrounding big game wildlife corridor.
Overall, this is a complex application that spans across city and county jurisdictions and carries the potential to impact adjacent neighborhoods.

Recent Teton County P&Z Approvals
Teton County's Planning and Zoning Commission approved multiple applications last week on August 11th. Listen to the meeting HERE - it's a long one, but really worth listening to. Decisions were not unanimous. While some of these approvals—like the Spud Drive-in SUP application—could bring benefits to our community, others would permanently alter how development looks in Teton Valley.
Both the THH LLC Land Development Code (LDC) amendment request for guest/dude ranches and a proposed new rural residential 2.5 acre zone LDC amendment request would double density on land in Teton County and push services further into the foothills.
Deciding to approve or deny these amendments will ultimately fall on the shoulders of our county commissioners. Please attend these future public hearings and speak up! Ask your county commissioners to use the $150k budgeted for our Comprehensive Plan update, bring the community to the table for land use decisions, and stop using valuable county resources on the influx of individuals proposing amendments that would impact the entire valley.
