Tetonia: Pinnacle Peaks is on the Agenda!

The Pinnacle Peaks development is headed back to Tetonia's Planning and Zoning Commission on July 6th at 7pm. This hearing comes from a rezone request for the 4.66 acre parcel along the southern boundary of Phase 1 (see photo above). The request seeks to rezone the parcel from R-1 (Single Family) to C-2 (Community Commercial) to accommodate 48 multifamily units and 51,620 sf of commercial space. For perspective, that's about the same amount of commercial space as two of TJ Maxx's Jackson Hole location.
As of now, there is no plan for what the commercial space would be used for. C-2, the applicant's requested zoning, has the greatest variety of potential uses out of all of Tetonia's commercial zoning types and allows for a maximum of 12 housing units per acre.
At full buildout, the Pinnacle Peaks development plans to include a gas station, grocery store, hotel, storage units, light industrial, and office and retail spaces; most of these uses could go in C-2 zoning.
If approved, this rezone would place high density housing and commercial uses on the outskirts of Tetonia—pulling from the downtown core. When looking at all 7 phases, this project aims to build a total of 654,210 sf of commercial space.
