Dear Members of the Victor Panning and Zoning Commission,
I am writing on behalf of Valley Advocates for Responsible Development (VARD) regarding the request for the adoption of a new zone entitled Traditional Neighborhood Overlay Zone. We are in favor of this new zoning.
The zone promotes attractive neighborhood development within a walkable distance from downtown Victor, which benefits both current and future residents and downtown business owners. Additionally, such a design overlay would provide for a variety of housing options from detached single family to multi-unit housing.
The Traditional Neighborhood Development Design Overlay Standards allow for small accessory dwellings. Such accessory dwellings have the potential to provide aesthetically appealing rental units, and would allow owners to earn rental income. These dwellings also encourage a new kind of housing in the valley that appeals to low income renters looking to live on their own. The alleyways and street and park requirements create an attractive, walkable neighborhood design. Finally, the allowance for commercial infill encourages commercial development in an appropriate, viable location—downtown Victor.
