13 Three-Story Buildings in Victor and a Driggs Hotel.

With over 1,800 new multi-family units somewhere in the pipeline spread across Teton Valley, the thought of 13 three-story buildings crammed on a 7.42-acre parcel of envisioned Open Space/ Greenways in Victor seems hardly a realistic ask. The prospective developers - Macher Management, LLC, Bend, OR - are requesting 1) annexation, 2) a rezone from County AOI 2.5 to RM-2 and CX, and 3) a short plat subdivision to accommodate 97 residential multi family units plus 18 

commercial units at Victor's southeast entrance. You may remember Sherman Park? Well, Sherman Park is just about a football's throw away and is less dense than LOKAL.  Sherman Park was granted a rezone mainly because of its deed restriction as workforce housing and the developer’s partnership with the City. LOKAL has proposed no deed restrictions - outside of what is required by the City of Victor for a rezone. This area of Victor was designed to encourage a transition area between the town and country, not to create a separate community south of Victor. Public Hearing: *LU2024-07 Annexation – Baseline and HWY 33 – Macher Management LLC

Applications for annexation, rezoning to CX Commercial Mixed Use & RM-2 Residential Multifamily Zoning, and short plat subdivision to create 4 parcels on a 7.42-acre parcel. This property is located at northwest corner of Baseline Road and HWY 33. Staff Report can be found HERE.

*The City of Victor's website was updated today "The applicant also has applications submitted for rezoning and short plat subdivision (LU2024-08, & SD2024-10) that will NOT be considered at this public hearing." However, legal notices in the Teton Valley News - published 12/18/24 and 1/2/25 state the hearing is for the Annexation, Short Plat, and Zone Change.

Neighborhood Meeting TOMORROW for Driggs Hotel Proposal

Thursday, January 9, 2025 from 4-6PM

Victor Mountain Retreat LLC is requesting a rezone for a parcel located just north of Driggs off of HWY 33. If approved, the applicant proposes to build a 69-room hotel with the possibility of four additional commercial pads, all with onsite parking. The project would also include the planned extension of Rodeo Drive as a public street. The applicant and City staff will be present to answer questions and discuss the proposal with the public during the neighborhood meeting.

AP Acquisitions has submitted a concept application for a subdivision on a 22 Acre parcel located in Victor, South of the Trail Creek Townhomes. The project seeks to combine single family homes, duplexes, and townhomes for a total of 110 units. Parks and open spaces totaling 6.5-acres are planned to encompass the waterways and provide common areas around duplexes and townhomes.
